Real Estate agents in Charlotte want you to believe that listing your home with them is the cure all for selling your home. According to the report for July out of 30,888 active listings only 10% of the homes they had listed actually sold. When you view the numbers that a staggering result. Only 10% of the homes listed by Real estate agents in Charlotte were sold. So roughly 27,788 homes that were on the market never sold. Those 27,788 homes are still sitting on the market in dorment waiting for a buyer to come along an purchase.
I really thought more inventory was moving in the Charlotte, NC area. The numbers don’t lie. It seems like homeowners that really are looking sale aren’t getting any significate results by selling their home through a real estate agent. There were 2,161 smart people that realized selling their homes through an agents wasn’t working like they thought. So almost 7% of the owners that had their house listed pull their home from the market. Thats about right it seems because I was only expecting 5% to pull their listings. Charlotte homeowners seem to be a little smarter than trends across the country. That is probably why as an micro economy we have withheld the test of the time from the mortgage crisis.
We are not out the mud yet. In order for homeowners to get better results, they need to cut their listing agreement they have with their real estate agent and start getting creative to sell their home through these tough times, because in all reality real estate agents aren’t getting the job done.
I am really disappointed that only 10% of the homes on the market have sold. If you dig deeper in the numbers, I am willing to bet that the homes that ended up selling were probably bank owned properties that were smoking deals. If you don’t have much equity or can give buyers the most bang for their buck, you can count on your house sitting on the market for at least 6-10 months. According to the numbers it will take 10 months for all the houses sitting on the market to sell, and thats if no more homes are placed on the market.
So with an average of about 5,000 homes per month in new homes for sale entering the market, majority of the homes won’t sale for at least 18 months. If you feel like your agent isn’t getting it done, then you need to take more methods in to sale your home or get out of the mortgage payments so you can move on.

If raising the taxes on capital gains means more healthier Americans then I am with it. A sick econony isn’t good for business and weakens the productivity of the people. I support Obama’s stance on raising taxes, but it is popular belief that lower taxes harvest greater returns for the government. I am sure its something that will have to be looked into.

Clayton County-
Milton and Patricia Harper entered a sweepstakes like game that resulted in them becoming the winner out of 15,000 other homes to have their home made over. Their home at the time had a septic tank problem which won the opportunity for the popular tv show “Extreme Makeover” take notice to improve their home.
I am not sure, how much their home was worth before the makeover, which couldn’t have more than $125,000 with ranch and split-level style neighborhood to a whooping $725,000 after the game show improved their house in 6 days.
They tore the house down and rebuilt it with the help of volunteers including the Mayor Willie Oswalt. The crew admitted that it would have cost $450,000 to build the 4 bedroom home with 7.5 bath rooms. The new home is considered at mini-mansion at 7,200 spacious sq/ft.
The Harpers take out a construction loan for $450,000 to start up a new business that failed. The Extreme Makeover team raised enough money to pay taxes on the home for the next 25 years and another fund for maintenance to keep the house up.
Now the family that was handed a golden egg, traded their dream home in for a dream business. The house is expected to go to auction on the 11th of Aug.
Their are not a lot of families that would put such a fabulous gift up to start a business. Most families would rather keep the perfect house and work at McDonald’s instead of putting their paid off free and clear house in jeopardy.
This is a lesson for others that receive such a gift to keep the gift and don’t let greed take it away from you.
The crew at extreme home makeover have finally completed the Charlotte home in a neighborhood around Charlotte that has been slowly decreasing until recent years. The late eighties and early nineties was the time the community where Sudbury is located was a much sought after area. The neighborhood is between Eastway Dr and Central Ave, and Kilborne and Shamrock Rd.
Around the mid nineties to about 2006 the area has declined to the point most of the area has become rental properties. After 2006 the community realized that area has a pretty decent structure and the type of neighborhood a lot of people would love to live in. Its a closed in neighborhood that once you get inside, it would be hard to find a particular home since there are so many houses. Plus it offers the privacy that a lot of homeowners want.
The extreme makeover crew has really jumpstarted the neighborhood and made one home very attractive. Now the area can expect a boom that has been waiting to happen since 2006. We just pray that the family that was blessed with a madeover home will do the right thing and keep their respnsibities up.
Charlotte is definitely becoming a house hold name across the country. A few years ago people from other states were wondering where is Charlotte? Now with allof the late exposure we can expect more families to want to move here.

After a few years of owning the home they notice the values in the surrounding neighborhood had started to diminish, which made it hard to refinance in to a more safe loan.
After years of juggling bills the inevitable began to happen. They family received a notice of foreclosure. Carlene was the type that kept her family affairs to herself. Her friends never knew about the hardships the family was going through, even her husband John Balderrama according to the Boston Globe was unaware of the foreclosure proceeding.
On the day of the foreclosure Carlene faxed a note to their lender saying “by the time they foreclosed on the house today she’d be dead.” The mortgage company notified the police that found her body in the house around 3:30 pm, approximately one and a half hour before the auction.
At that time the authorities found out she also left a note suggesting the family should “take the [life] insurance money and pay for the house,".
Around the time of the death, interested buyers were snooping around the house, getting more information so they could possibly buy it at the auction. It isn’t known whether they were aware of the death.
Foreclosures are at an all time high and the economy is starting to see some of the auctions that were taken during the Great Depression. Now the government is working on a bill that will save almost half a million homeowners save their homes through new loan modifications and refinance programs.
Hopefully the new bill will save some families from this tragic action.

The growing Charlotte region is an affordable place to live. The median home price of $169,400 in the first quarter was about 10% below the national average, according to the National Association of Realtors. The area’s overall cost of living is 3% below average while the median household income of $49,228 in 2004 was 11.8% above the U.S. average, according to the consulting firm Economy.com.
This cul-de-sac home in Charlotte offers three bedrooms and two and one-half baths for an asking price of $199,000.
The pace of home appreciation in the Charlotte area continues to moderate. The median price of a single-family home rose about 9.1% in the first quarter, up from $155,300 in the year-earlier period. But in the second quarter the average home price in the region was up 1.6% from the year-earlier period, according to the Carolina Multiple Listing Services, Inc. (CMLS). And in the second quarter, the city of Charlotte itself saw prices edge down slightly about 1.6% to $218,372 from $221,984, CMLS says.
Some brokers suggest the large number of new homes and condos may be pushing down prices. “People have choices,” says Brett Furniss, president of Charlotte-based BDF Realty Inc. “It’s classic supply versus demand.”
But David Barnhardt, immediate past president of the Charlotte Regional Realtors Association, said he’s not seeing any slowdown. He suggested some lower-priced areas might be pulling down the averages while the market for well-located higher-priced homes remains strong.

Charlotte has announced it will be opening its first immigration courts in Charlottes history. Sometime next the 1,500 inmate intake will be to help administer trials for immigration review. The closest immigration court was in Atlanta Georgia.
Its estimated that North Carolina is the ranked 8th in illegal immgration poplulation with between a half million to over three quarters of a million.
The judge will be appointed by the Executive Office for Immigration Review who homebase is at the capitol.

Eagle Landings is becoming a neighborhood in Charlotte that is starting to stagnate in property values. As more and more people are being pushed to the west side of town, the Toddville area is becoming saturated with the type of people that are being run away from center city.
Around 5-8 years ago, downtown Charlotte was still pretty rough. The tenants that used to live in the center part of town are being moved to pockets of the city that are patrolled less by law enforcement. Those types of areas breed criminal activity.

The crew at extreme home makeover have finally completed the Charlotte home in a neighborhood around Charlotte that has been slowly decreasing until recent years. The late eighties and early nineties was the time the community where Sudbury is located was a much sought after area. The neighborhood is between Eastway Dr and Central Ave, and Kilborne and Shamrock Rd.
Around the mid nineties to about 2006 the area has declined to the point most of the area has become rental properties. Milton and Patricia Harper entered a sweepstakes like game that resulted in them becoming the winner out of 15,000 other homes to have their home made over. Their home at the time had a septic tank problem which won the opportunity for the popular tv show “Extreme Makeover” take notice to improve their home.
I am not sure, how much their home was worth before the makeover, which couldn’t have more than $125,000 with ranch and split-level style neighborhood to a whooping $725,000 after the game show improved their house in 6 days.
They tore the house down and rebuilt it with the help of volunteers including the Mayor Willie Oswalt. The crew admitted that it would have cost $450,000 to build the 4 bedroom home with 7.5 bath rooms. The new home is considered at mini-mansion at 7,200 spacious sq/ft.
The Harpers take out a construction loan for $450,000 to start up a new business that failed. The Extreme Makeover team raised enough money to pay taxes on the home for the next 25 years and another fund for maintenance to keep the house up.
Now the family that was handed a golden egg, traded their dream home in for a dream business. The house is expected to go to auction on the 11th of Aug.
Their are not a lot of families that would put such a fabulous gift up to start a business. Most families would rather keep the perfect house and work at McDonald’s instead of putting their paid off free and clear house in jeopardy.
This is a lesson for others that receive such a gift to keep the gift and don’t let greed take it away from you.
Homeowners in Charlotte are noticing how hard it is to stop foreclosure. Now the government seems to want to step in to provide temporary relief to owners that may have short term hardships.

A Carlene Balderrama was the backbone of her family. She handled all the responsibilities of paying the family bills. The Balderramas bought their home a number of years ago and believed to have secured a mortgage with an adjustable rate mortgage.
They believed that during the strong market they bought their home in was pretty stable and it would be safe to accept an adjustable rate mortgage as known as an A.R.M. After a few years of owning the home they notice the values in the surrounding neighborhood had started to diminish, which made it hard to refinance in to a more safe loan.
After years of juggling bills the inevitable began to happen. They family received a notice of foreclosure. Carlene was the type that kept her family affairs to herself. Her friends never knew about the hardships the family was going through, even her husband John Balderrama according to the Boston Globe was unaware of the foreclosure proceeding.
On the day of the foreclosure Carlene faxed a note to their lender saying “by the time they foreclosed on the house today she’d be dead.” The mortgage company notified the police that found her body in the house around 3:30 pm, approximately one and a half hour before the auction.
At that time the authorities found out she also left a note suggesting the family should “take the [life] insurance money and pay for the house,".
Around the time of the death, interested buyers were snooping around the house, getting more information so they could possibly buy it at the auction. It isn’t known whether they were aware of the death.
Foreclosures are at an all time high and the economy is starting to see some of the auctions that were taken during the Great Depression. Now the government is working on a bill that will save almost half a million homeowners save their homes through new loan modifications and refinance programs.
Hopefully the new bill will save some families from this tragic action.
